UMass Lowell Olney Hall Lab Renovation

In early 2019 Charters Brothers competitively bid and was awarded a lab renovation at UMass Lowell’s Onley Hall room 512. After being the successful, lowest responsible bidder, Charters Brothers quickly began to strategize and develop a plan to execute this challenging fast-track project within an occupied campus setting.
The project was a complete gut of an existing lab space and retrofit into a new space with new lab hoods, equipment, casework and associated finishes. This project had its complexities especially considering it was a renovation of a lab that was on a floor of the building with labs occupying every room on that level. MEPs above the ceilings extended from space to space, so coordination with MEP systems that remained, and fitting the new MEP systems was extensive. There were also occupied labs on the floors above and below, so coordination with the other building occupants was critical so as not to be disruptive.
This project was a complete success due to extensive upfront planning which allowed for minimal changes and finishing well ahead of schedule.
